We visited a home last week to help with a preventative maintenance inspection on a Buderus GB-142 boiler. In the process, we discovered that the vent adapter had failed. What this means is that the adapter was leaking carbon monoxide into the house without the homeowners realizing this was happening. (See picture of Tom with the failed adapter). We replaced the adapter and the homeowners are now safe and happy.
All manufactures of heating appliances, recommend having your units checked yearly to make sure everything is up to par, and most importantly, your family is safe.

As much as half of the energy used in your home goes to heating and cooling. Whether its summer or winter, your HVAC system is working around the clock to keep you comfortable. Annual preventive maintenance on your system will help keep it running safely and efficiently all year long, however it is up to you to make sure it operates at peak performance between tune-ups. One way to do this is to change your air filter regularly.
Check your air filter each month, especially during heavy use time-frames (winter and summer). If the filter looks dirty after a month, change it. At the very least change the filter every 3 months. A clean filter will help ensure maximum air flow so your system will not have to work as hard to keep you warm or cool. A clean filter can also help reduce the expensive maintenance and/or early system failure by preventing dust and dirt from building up in the system.
If your HVAC equipment is not keeping your house comfortable, or is more than 10 years old, have it evaluated by a professional HVAC contractor. Replacing old heating and cooling equipment with an energy efficient system can cut your annual energy bill while keeping your home comfortable. To get the best performance out of the new equipment make sure you have it properly installed by a knowledgeable professional.

Last week, we completed an installation of a new boiler for a customer that had an existing unsafe unit which needed to be “red tagged”. The Viessmann Vitogas boiler was installed with near boiler piping to make all the components more accessible for future service. This customer couldn’t be happier!

Older furnace and boiler systems had efficiencies in the range of 56% to 70%. Now heating systems can achieve efficiencies as high as 97%, converting nearly all of the fuel to useful heat. According to the U.S. Department of Energy’s Energy Efficiency & Renewable Energy site “upgrading can often cut your fuel bills and your furnace’s pollution in half. Upgrading your furnace or boiler from 56% to 90% efficiency in an average cold-climate house will save 1.5 tons of carbon dioxide emissions each year if you heat with gas, or 2.5 tons if you heat with oil.”

So while there are certain obvious indicators that it’s time to consider replacing heating and cooling equipment, or improving the performance of your overall system—it’s no longer working, needs continuous service and is at the end of it’s life expectancy, etc.—others are not so obvious and it may be time to call a professional contractor to help you make a change.

Your heat pump or air conditioner is more than 10 years old.
Consider replacing it with a unit that has earned the ENERGY STAR label. Installed correctly, these high-efficiency units can save up to 20 percent on heating and cooling costs.

Your furnace or boiler is more than 15 years old.
Consider replacing with an ENERGY STAR qualified furnace, which is 15% more efficient than a conventional furnace. If you have a boiler, consider replacing with an ENERGY STAR qualified boiler that is 5% more efficient than a new, standard model.

Your equipment needs frequent repairs and your energy bills are going up.
Your cooling or heating equipment my have become less efficient.

Some rooms in your home are too hot or too cold.
Improper equipment operation, duct problems or inadequate insulation could be the cause.

Install a programmable thermostat or have a good contractor install one and instruct you on its use — to start saving energy and money while they’re away or sleeping.

Your home has humidity problems.
Poor equipment operation, inadequate equipment, and leaky ductwork can cause the air to be too dry in the winter or too humid in the summer.

Your home has excessive dust.
Leaky ducts can pull particles and air from attics, crawl spaces and basements and distribute them throughout your house. Sealing your ducts may be a solution.

Your heating or cooling system is noisy.
You could have an undersized duct system or a problem with the indoor coil of your cooling equipment.
That means your energy use at home is above average and you’re probably paying more than you need to on energy bills.

If you are a Vermont Gas customer you may qualify for a free energy audit of your home or business. In some cases, the program offers assistance in covering the costs associated with the improvements. The end result however is even minor improvements in homes can make a major difference.

As we discussed in a previous blog, the Federal Tax Credits have been extended for 2011. We are often asked to summarize these credits – so what can you as a homeowner expect for help with your heating and cooling improvements this year? We’ve summarized the answers to the most common questions below:
Tax Credit: 10% of cost up to $500 or a specific amount from $50 – $300
Expires: December 31, 2011
Details: Must be an existing home & your principal residence. New construction and rentals do not qualify.
- Central Air Conditioning: tax credit amount = $300
Requirements: Split Systems: SEER ≥ 16, EER ≥ 13; Package systems: SEER ≥ 14 EER ≥ 12
- Air-Source Heat Pumps (heat and air conditioning): tax credit amount = $300
Requirements: Split Systems: HSPF ≥ 8.5, EER ≥ 12.5, SEER ≥ 15; Package systems: HSPF ≥ 8, EER ≥ 12, SEER ≥ 14
- Gas, Propane, or Oil Hot Water Boiler or Furnace: tax credit amount = $150
Requirements: AFUE ≥ 95
- Gas, Oil, Propane Water Heater: tax credit amount = $300
Requirements: Energy Factor ≥ 0.82 OR a thermal efficiency of at least 90%.
